Town of Sahuarita adds to inventory for innovative companies to do business in the metro area.
When it comes to high-tech Tucson space for lease or purchase, there are several choices: Oro Valley’s Innovation Park, the University of Arizona Tech Park and Pima County’s southeast Sonoran Corridor around the Tucson International Airport.
Now a suburban town south of Tucson is adding to the tech commercial property inventory with the Sahuarita Advanced Manufacturing and Technology Center (SAMTEC).
Construction of an initial 32,000-square-foot building will start in 2018 and will house companies that already make Sahuarita their home—Hydronalix Inc., which manufacturers EMILY water drones, and Control Vision Inc., a manufacturer of optical sensors.
Both are outgrowing their current locations and Sahuarita officials saw an opportunity to dive into high tech for economic development.
The town’s spectacular residential growth has brought interest in commercial property activity, particularly in retail and services.
SAMTEC allows the town to join the regional effort to attract high-tech firms with additional stock of Tucson space for lease and purchase. The single building that will open in 2019 has some space for another tenant. And the building is in an area where 60 acres are available for future manufacturing companies.
TUCSON HIGH-TECH HUBS
It’s particularly well-positioned in the southern portion of the metropolitan area where several large companies and incubator startups share Tucson space for lease and ownership.
- The UA Tech Park has two million square feet of office, lab and production space. Its 40 tenants include Arzon Solar, Cleveland Electric Labs, IBM, Siemans Building Technologies and NP Photonics Inc. There are plans for a second tech park.
- Pima County’s 50-square-mile Sonoran Corridor is a developing business and research park. Its first tenant is World View Enterprises Inc. The park is next to Raytheon Missile Systems, the area’s largest private employer, as well as near Tucson International Airport and the Port of Tucson.
Another major hub is in Oro Valley, a suburban town north of Tucson. Its 565-acre Innovation Park is home to The Roche Group’s Ventana Medical Systems, Securaplane Technologies and drug company Sanofi.
